Every "best areas" list is somebody’s opinion. Ours is a formula applied identically to 136 neighbourhoods, and you can see exactly what goes into it.

Ask an agent which Sofia neighbourhood is best and you will hear Lozenets, Ivan Vazov or Oborishte — the addresses that carry status. They are genuinely good places to live. They are also the most expensive, which makes "best" a circular answer for anyone with a budget.

So we built a different answer. Every neighbourhood on this site is scored out of ten on eight criteria: value for money, public transport, schools and childcare, everyday shopping, green space and sport, quiet and residential feel, new-build supply, and choice and liquidity. Each score comes from the same formula applied to the same data — 18,058 sale listings and the amenities OpenStreetMap records inside each boundary. Average the eight and you get a buyer score.

Our own eight-criterion score, averaged. It rewards infrastructure and market depth, not prestige.

Notice what the formula rewards: a metro station, schools inside the boundary, supermarkets you can walk to, parks, and a deep enough market to have something to choose from. It does not reward prestige, and it penalises price. That is why the top of this table looks nothing like an agent's list — and why it is more useful if you are spending your own money.

Best value: liveability per euro

If the buyer score is the numerator and price per square metre the denominator, you get a value index. We publish the full ranking on the best-value page; the pattern is that well-served outer neighbourhoods with an existing metro station beat both the prestige addresses and the genuinely cheap fringes.

One Bulgarian detail that changes family decisions: state primary admission follows the registered address, while municipal kindergarten places are allocated through a citywide points system rather than by catchment. Proximity helps with the second and decides the first.

The Vitosha foothill neighbourhoods — Dragalevtsi, Simeonovo, Boyana and their villa zones — score differently from the rest of the city. Less density, cleaner winter air, a mountain at the end of the street, and a commute that punishes you every morning if you work in the centre.

The honest trade-offs

  • Central Sofia — walkable, beautiful in parts, Doktorski Pametnik at €5,800/m² at the top end. Older buildings, paid parking, traffic noise. Best if you will genuinely live without a car.
  • The inner ring — Lozenets, Ivan Vazov, Izgrev, Iztok. Mature trees, good schools, strong resale, high prices, limited new stock.
  • The big outer estates — Mladost, Lyulin, Druzhba, Nadezhda. Where most of Sofia actually lives: metro, schools, supermarkets, panel blocks, and the best yields in the city.
  • The foothills — space, air and views, in exchange for the commute and, in the villa zones, thin amenity provision.

Do not buy the top row. Use the eight component scores instead: if you have no children, ignore the schools line; if you do not drive, transport is the whole decision. That ranking rewards transport, schools, shops, parks and market depth while penalising price, so it deliberately differs from the prestige list agents offer.

Which is the best area of Sofia for expats?

Most English-speaking arrivals land in Lozenets, Ivan Vazov, the centre or Studentski Grad for proximity and rental supply, then move outward once they know the city. The practical test is metro distance plus an international school if you have children.

What are the most expensive neighbourhoods in Sofia?

The dearest by asking price per square metre are Doktorski Pametnik (€5,800/m²), Izgrev (€4,262/m²), Ivan Vazov (€4,235/m²), Yavorov (€4,216/m²), Iztok (€4,014/m²) and Lozenets (€3,862/m²). Central and inner-southern Sofia dominates the top of the table.

What are the cheapest neighbourhoods in Sofia?

The lowest medians are Botunets 2 (€1,165/m²), Botunets (€1,300/m²), Moderno Predgradie (€1,602/m²), Obelya (€1,680/m²), Orlandovtsi (€1,749/m²) and Suhodol (€1,778/m²). They sit in the outer and eastern belt, where the trade-off is commuting time rather than housing quality.

Which Sofia neighbourhoods are best for families?

The table above ranks them by schools and childcare mapped inside the boundary, alongside the local two-bedroom price. Mladost, Krasno Selo and the established inner estates do consistently well.

Is Lozenets worth the premium?

It scores well on almost every criterion and prices accordingly — see the Lozenets page. Whether the premium is worth paying depends on whether you value the address itself, because the infrastructure is matched in cheaper neighbourhoods.

Which neighbourhoods have a metro station?

Four lines serve the centre, Lyulin and the west, Mladost and Studentski Grad in the south-east, Druzhba and the airport, and the southern neighbourhoods. Every price index row lists the distance to the nearest platform.

How do I choose between two neighbourhoods?

Open both neighbourhood pages, compare the eight scores rather than the overall number, then walk each one at eight thirty in the morning and again at nine in the evening. The data narrows the list; the walk decides it.
