Sofia neighbourhoods, explained
Four belts, 136 names and a set of abbreviations nobody translates for you. This is the map in words.
Sofia is administratively divided into 24 districts, but nobody uses them in conversation or on listings. What people use — and what property is priced by — are the 136 neighbourhoods, the kvartali. Learning how they are arranged is the fastest way to stop reading Bulgarian listings as noise.
The four belts
- The centre. Inside the ring of boulevards: pre-war and inter-war brick, ministries, restaurants, the most expensive square metres in the country and the most constrained parking.
- The inner ring. Lozenets, Ivan Vazov, Izgrev, Iztok, Geo Milev, Krasno Selo, Banishora. Built out from the 1950s to the 1980s, mature trees, most of the metro network, strong schools, high prices.
- The outer estates. Mladost, Lyulin, Druzhba, Nadezhda, Ovcha Kupel, Obelya. Planned socialist-era neighbourhoods with schools, kindergartens and green space designed in. Where most of Sofia lives, and where the yields are.
- The Vitosha foothills. Boyana, Dragalevtsi, Simeonovo, Knyazhevo and the villa zones. Lower density, better air, houses and gated complexes, longer commutes, thinner amenities.
Prices follow that structure closely. The citywide median is €2,538/m²; the centre and inner south sit well above it, the outer estates at or below, and the foothills vary enormously by how far up the slope you are.
How to read the names
Bulgarian listings prefix neighbourhood names with an abbreviation that tells you what kind of place it is:

Where the extremes are
The most expensive: Doktorski Pametnik (€5,800/m²), Izgrev (€4,262/m²), Ivan Vazov (€4,235/m²), Yavorov (€4,216/m²), Iztok (€4,014/m²) and Lozenets (€3,862/m²). The cheapest: Botunets 2 (€1,165/m²), Botunets (€1,300/m²), Moderno Predgradie (€1,602/m²), Obelya (€1,680/m²), Orlandovtsi (€1,749/m²) and Suhodol (€1,778/m²). A factor of 5.0 separates the two ends of the same city — roughly a thirty-minute drive apart.

Follow the metro, not the map
The single most useful overlay on any Sofia map is the metro network. Four lines connect the centre with the western estates, the south-east and Studentski Grad, the airport and Druzhba, and the southern neighbourhoods. Distance to a station correlates more strongly with both price and rent than distance to the centre does — which is why every row of our price index carries the nearest station and its distance.

What is the difference between a kvartal and a district?
A district (район) is an administrative unit with a mayor — there are 24. A kvartal is the neighbourhood people actually name, and there are far more of them. Property is priced by kvartal.
Where is the best place to stay in Sofia as a visitor?
The centre, Oborishte and Lozenets are walkable, well served and safe. That is a different question from where to buy, where the metro-served estates offer far better value.
