The cheapest places to buy in Sofia
Cheap is easy to find. Cheap without a hidden cost is the actual problem — so here is both halves of the answer.
The spread between the cheapest and dearest Sofia neighbourhood is a factor of 5.0: Botunets 2 at €1,165/m² against Doktorski Pametnik at €5,800/m². That gap is not a mispricing waiting to be exploited. It is a fairly accurate summary of commuting time, building stock and infrastructure. The useful question is therefore not "where is it cheapest" but "where is it cheap for reasons I can live with".

Why they are cheap
Four reasons recur, and they are worth separating because they age very differently.
- Distance and transport. The eastern and north-western fringes are simply far from the centre and have no metro. This is the most honest form of cheap: you are paying in time, and you know the price every morning.
- Industrial legacy. Several cheap neighbourhoods sit next to working or former industrial zones. Check what is actually operating nearby, and in which direction the wind blows in winter.
- Building stock. Uninsulated panel blocks with original risers and lifts. Fixable, collectively, at a cost — and a heavy discount until somebody does.
- Reputation. Some neighbourhoods carry a name that is a decade or two out of date. This is the only one of the four that can genuinely reverse, and it is where patient buyers make money.

Notice the yield column. The cheapest neighbourhoods produce the highest gross yields in the city — up to 6.68% — because rents compress far less than prices do. If you are buying to let rather than to live, this table and the yield ranking are the same story told twice.
How to buy cheap without buying badly
- Insist on a metro station or a firm plan for one. The cheap-and-connected combination has held value; cheap-and-isolated has not.
- Buy the building, not the flat. In this price bracket the building fabric is the investment. Ask about insulation, the roof, the risers and the lift, and get the building fund balance in writing.
- Avoid the ground floor. It is where the apparent bargains cluster and where the permanent discount lives.
- Check the heating. District heating in an insulated block is cheap to run; electric heating in an uninsulated one costs several hundred euro a winter more.
- Walk it at night. Everything else on this list can be read off a page. This cannot.
The middle path
Between the prestige addresses and the cheapest fringes sits the part of Sofia most buyers should be looking at: metro-served estates at or a little below the €2,538/m² citywide median, with schools and supermarkets inside the boundary and enough listings to negotiate. The best in the city. Gross yields reach 6.68% at the cheap end against 2.72% in the most expensive neighbourhoods, because rents vary far less than prices do.
Is it worth buying an uninsulated panel flat?
It can be, at the right discount. Insulated panel blocks cost 30–40% less to heat and sell more easily, so the question is whether the building has done the work or plans to — and what your share of that bill would be.
