Set 8.1 km from Sveta Nedelya Square and in Sofia’s outer residential belt, Druzhba 1 currently carries 440 for-sale listings at a median of €2,343/m². That is close to the middle of the Sofia market and, on our ranking, the 70th most expensive of the 109 Sofia neighbourhoods we price.

Its reputation — panel-built, on the metro, affordable, airport — is only half the story. Most listings here cite district heating (TEC). Ask for twelve months of actual bills, not an estimate — the difference between an insulated and an uninsulated block is several hundred euro a year.
