Construction, age and what it means for the price

Nearly 75% of what is advertised in Druzhba 2 is new construction, and 46% of listings are still being built. The median build year in the sample is 2026.

Construction type is split almost evenly: 50% of the listings that state a material are brick (tuhla) and 50% prefabricated panel. That mix is why the price range on this page is as wide as it is — the two build types trade at visibly different rates on the same street.

The typical block runs to 8 floors, with the tallest in the sample at 25. On heating, district heating (TEC) is the norm — the cheapest option to run in Sofia and the one to expect: of the listings that mention it, 235 cite TEC, 7 gas and 2 a local system. Every listing in the sample came through an agency rather than a private seller.

Who does well in Druzhba 2 — and who does not

Who ends up buying here: anyone who wants a new building with a lift, parking and lower bills and dog owners and runners. Who should look elsewhere: daily commuters without a car and anyone who needs green space under the windows. The absence of a metro station is the main structural drag on values — it also creates the discount.

What to verify before you sign in Druzhba 2

New-build extras

A new flat is rarely habitable at handover. Add €250–400/m² for finishing, €8,000–20,000 for parking, and recompute the price per usable square metre once you know the common-parts coefficient.

Where do you go outside?

Nothing substantial is mapped inside the boundary, so confirm where the nearest usable park is and how you would get there with a pushchair.

Title first, flat second

Before the preliminary contract: property register extract, cadastral sketch, encumbrance search, spousal consent, and a statement of building-fund arrears. In that order.

Tax base vs. price

Sofia’s municipal transfer tax is 2.5% of the higher of the price and the tax valuation, and the notary and registry fees add roughly 1–1.5%. On a €268,450 flat here, budget about €12,080 in transaction costs.

The building, not just the flat

Request the building fund balance and the record of recent decisions. Arrears attach to the apartment, not to the seller who ran them up.

The winter bill

Get the last winter’s heating bills in writing. An uninsulated flat with electric heating can cost three times what a district-heated insulated one does.

Druzhba 2 FAQ

How much of Druzhba 2 is new construction?

Of 316 listings, 238 are new-build (75%) and 46% are being sold before Act 16. The price gap is visible: €2,249/m² new versus €2,742/m² older. If you buy before completion, tie payments to the Act 14 and Act 16 milestones and inspect a building the same developer has already finished.

What is the housing stock like in Druzhba 2?

The declared split is 50% brick to 50% panel. Half the stock predates 2026; the typical building is 8 floors high. The practical difference: panel is cheaper and harder to remodel, brick costs more and holds value better. Insulation status matters more than either.

Does Druzhba 2 work as an investment purchase?

Take the median €268,450 flat: at the citywide 4–6% gross range that is €895–€1,342 a month. Without a metro station the tenant pool is narrower, which normally shows up as longer voids rather than lower rent. From gross to net, subtract management, voids, repairs, the building fund and the effective 9% tax — our yield guide works a full example.

Can a foreigner buy an apartment in Druzhba 2?

There is no restriction. Foreigners hold Bulgarian apartments in full freehold, exactly as Bulgarians do. Practically: passport, tax number, proof of the origin of funds, and a local bank account if you want the aftermath to be simple. Allow three to six weeks end to end, or longer with a mortgage. The step-by-step process sets out each stage.

How much are the fees and taxes on a purchase in Druzhba 2?

Budget 4–5.5% on top of the price. On a median Druzhba 2 flat at €268,450 that is roughly €12,886. The components: 2.5% municipal transfer tax = €6,711, notary fees of about €1,611, registry entry €268, plus commission where the buyer pays it. An independent lawyer costs €400–900 and is the best-value line in the whole transaction.

Which neighbourhoods should I compare with Druzhba 2?

The realistic alternatives are the adjacent neighbourhoods: Druzhba 1 at €2,343/m², Gorublyane at €2,058/m² and Mladost 4 at €2,443/m². If Druzhba 2 is beyond budget, Gorublyane is the nearest cheaper option at €2,058/m². The neighbour table above gives the full comparison, including new-build share and market depth.

Do apartments in Druzhba 2 come with parking?

Most of the market here is new-build, so underground parking is usually available — but almost always priced separately at €8,000–20,000. You are outside the blue and green zones, so there is no charge — and no reserved space either. Get the parking arrangement in the contract: an allocated space is not the same as an owned one.

How quiet is Druzhba 2?

Street life adds up to 11 mapped venues — 7 restaurants, 0 cafés, 0 bars. This is a residential address with very little night-time activity. Traffic noise is the variable that photographs never show. Check the street, not just the flat.
