The shorthand locals use: panel-built, on the metro, quiet. This page prices every apartment size separately, maps the schools, kindergartens and supermarkets that are actually inside the neighbourhood, scores Mladost 1A across eight buyer criteria and answers the questions people ask before they view. Every figure comes from a single sample of the Sofia market taken on 16 September 2026 and from OpenStreetMap’s amenity data.
Mladost 1A apartment prices, size by size

Who does well in Mladost 1A — and who does not
Who ends up buying here: commuters who want to leave the car at home, anyone who wants a new building with a lift, parking and lower bills and dog owners and runners. Due diligence for Mladost 1A
Off-plan safeguards
41% of listings here are pre-completion. Tie payments to Act 14 and Act 16 milestones, check the developer’s previous finished buildings, and never pay more than the schedule requires.
New-build extras
A new flat is rarely habitable at handover. Add €250–400/m² for finishing, €8,000–20,000 for parking, and recompute the price per usable square metre once you know the common-parts coefficient.
The missing park
The absence of green space inside the boundary is worth a specific question: which park do residents use, and is it a walk or a drive?
The paperwork that matters
Before the preliminary contract: property register extract, cadastral sketch, encumbrance search, spousal consent, and a statement of building-fund arrears. In that order.
Tax base vs. price
Transaction costs on the local median of €215,000 come to roughly €10,320: 2.5% transfer tax, the notary scale, 0.1% registry entry and any commission you are asked to pay.
You are buying a co-ownership
Find out who manages the building, what the monthly charge is, and what has been deferred. In Sofia the answer is often "the lift" or "the risers".
Questions buyers ask about Mladost 1A
How much of Mladost 1A is new construction?
Of 44 listings, 21 are new-build (48%) and 41% are being sold before Act 16. Expect €2,753/m² for new against €2,769/m² for the existing stock — a 1% difference. Off-plan means developer risk: pay against Act 14 (structure) and Act 16 (occupancy permit), never ahead of them, and visit a completed project by the same company.
What is the housing stock like in Mladost 1A?
Few listings here state a construction type. The median completion year in the sample is 2026, and a typical block runs to 9 floors (tallest 16). Ask whether the block has been insulated under the national programme — it moves both the bills and the resale price. See our panel vs brick guide.
Does Mladost 1A work as an investment purchase?
Take the median €215,000 flat: at the citywide 4–6% gross range that is €717–€1,075 a month. A station within walking distance is what keeps void periods short here. From gross to net, subtract management, voids, repairs, the building fund and the effective 9% tax — our yield guide works a full example.
Do I need residency to buy in Mladost 1A?
There is no restriction. Foreigners hold Bulgarian apartments in full freehold, exactly as Bulgarians do. Practically: passport, tax number, proof of the origin of funds, and a local bank account if you want the aftermath to be simple. Ownership does not by itself grant residency. The foreign buyer's guide covers what it does and does not give you.
What are the total costs of buying in Mladost 1A?
Transaction costs run 4–5.5% — about €10,320 on the €215,000 median here. Transfer tax at 2.5% is the largest item (€5,375); the notary scale, registry fee and buyer-side commission make up the rest. Add €400–900 for a lawyer to do the title check the notary will not do for you.
What are the alternatives to Mladost 1A?
The realistic alternatives are the adjacent neighbourhoods: Mladost 1 at €2,870/m², Mladost 2 at €2,690/m², Musagenitsa at €3,074/m² and Darvenitsa at €2,465/m². The cheapest way to stay in the area is Darvenitsa (€2,465/m²). The neighbour table above gives the full comparison, including new-build share and market depth.
Can I park a car in Mladost 1A?
New blocks dominate, which means parking is generally solvable — at €8,000–20,000 for a space. No paid-parking zone applies here; the constraint is space, not cost. Get the parking arrangement in the contract: an allocated space is not the same as an owned one.

Street life adds up to 13 mapped venues — 7 restaurants, 0 cafés, 0 bars. This is a residential address with very little night-time activity. Always visit twice: once in daylight, once after dark with the windows open.
