What a metro station is worth in Sofia
Of everything that can be measured about a Sofia address, metro distance is the variable that shows up most clearly in both price and rent.
The network in 2026
Sofia runs four metro lines serving the centre, the big western and eastern estates, the airport, Studentski Grad and the southern neighbourhoods. The system carries a large share of the city's commuters and, unlike the road network, it is predictable at 8.30 a.m. — which is precisely why buyers pay for it.
What the premium looks like
Comparing neighbourhoods of similar character and distance from the centre, an address within comfortable walking distance of a station (roughly 800 m) trades at a visible premium to one that is not, and lets faster. The effect is strongest in the outer estates, where the alternative is a bus and a change; it is weakest in the centre, where everything is walkable anyway.

How to judge an unbuilt station
- Is the construction permit issued and funded? Announcements are not permits. Bulgarian metro extensions are usually EU-co-financed, and the funding decision is the real milestone.
- Where exactly is the entrance? A station 300 m from your block is transformative; the same station on the far side of a boulevard, 900 m away, is not.
- What is already priced in? By the time tunnelling is visible, most of the premium is in the asking prices.
- What else changes with it? Stations bring buses, retail and, sometimes, traffic and noise at the entrance itself.
The trade-off buyers get wrong
Many buyers pay the metro premium and then drive anyway. If you genuinely commute by car, the money is better spent on a parking space and a quieter street. If you will use the metro, walk the route once, at the hour you would actually walk it — the map distance and the lived distance differ by a surprising margin when there is a boulevard, a level crossing or an unlit underpass in between.
